Investing & Rental Property
Are short-term rentals a good investment?
The short answer
Short-term rentals can generate strong income, but returns vary by property, market, and local regulation. They also carry real operating costs and management duties that the revenue doesn't always cover.
The full answer
The appeal is the revenue: nightly rates often exceed what a long-term lease would bring, especially in popular areas. But the cost structure is different: furnishing, cleaning and turnover, platform fees, vacancy gaps, maintenance and wear, plus your own time or a management fee. The piece that changes the math most is regulation. Ohio and Kentucky cities increasingly regulate short-term rentals through licensing, zoning, and occupancy-tax requirements, and the rules differ between the two states, between municipalities, and even between districts within a city. Financing also works differently on investment properties than owner-occupied homes. A conservative pro-forma with realistic occupancy is the only honest test.
