How do I know which selling option is right for me?

Answered by Chris Harris Selling

The short answer

Start with a conversation about your timeline, financial goals, and what's happening in your life. We compare the options side by side so you can choose with confidence.

The full answer

The three things we start with: The first conversation is about you, not about the house. We start with the timeline: how soon do you want to move, and are those dates flexible? Then your financial goals: how much of the proceeds do you need, and from which sale do the numbers have to come? Finally, what is happening in your life that is driving this move, whether it is a relocation, a growing family, downsizing, or simply deciding the current home no longer fits. Those three answers point to a short list of real options.

Comparing the trade-offs, side by side: Every selling path trades something: a cash offer favors speed and certainty, a traditional listing favors maximum exposure, and a trade-in favors the clean sequence of buying first and selling second. We lay those trade-offs out next to each other, with the realistic numbers for your home, so the choice is not based on a gut feeling. The comparison covers likely net proceeds, the expected closing timeline, and the amount of flexibility and control you keep on each path.

Deciding without pressure: Our role is to help you understand the options and make a decision you can explain to yourself. Some sellers already know the answer once they see it plainly. Others want a few days to think. The conversation carries no commitment, and no one path is pushed because it is a blank path. There isn't one right answer for everyone: the option that is right is the one that fits your life and your priorities.
