Investing & Rental Property
Is a condo a good investment?
The short answer
Condos can be a good fit for investors, but the association's finances and governing rules often matter as much as location and price, and outcomes vary by building.
The full answer
Buying a condo means buying into a shared financial structure: the association's budget, reserves, and history of special assessments tell you a lot about the risk you're taking on. Many associations cap the percentage of units that can be rented, and if your plan is to rent yours out, that cap could limit you, so the rules deserve a careful read before you commit. Insurance is layered as well: the master policy covers the building, your policy covers your unit, and the exact split varies by association. Condo financing also has its own requirements, which can be stricter than single-family lending. None of this makes condos a bad investment; it makes them one that rewards homework.
