Should I relist immediately or wait?

Answered by Chris Harris Selling

The short answer

It depends on why the listing expired and what has changed since. A short pause to reposition can sometimes outperform an immediate relist.

The full answer

There is no universal rule for whether to relist right away or wait. The right answer comes from understanding why the listing did not sell and what, if anything, has changed since it left the market.

We look at pricing, condition, presentation, marketing, and buyer feedback. Each of those can point toward a different timing decision.

When moving quickly makes sense: If the pricing was close, the home is in strong condition, and buyer feedback was positive, relisting quickly may work well. A fresh launch with refinements can capture attention while the home still feels current.

Speed can also matter when you have a timeline, such as an upcoming move or a new home under contract. In those cases, we build a plan that balances momentum with the changes that will actually help.

When a short pause helps more: If the price was noticeably above market, or the home needs presentation or condition improvements, a brief pause to address those issues usually beats relisting the same way and expecting a different result.

A short delay to reposition is not wasted time. It is often the difference between a relaunch that is barely noticed and one that generates real buyer response.
