What is a Buyer Broker Agreement and should I sign one?
The short answer
It's the contract that defines your relationship with your buyer's agent: how long you'll work together, what representation means, and how the agent gets paid. Reviewing one is a normal part of starting a serious search.
The full answer
The agreement puts the working terms in writing and defines the duties your agent owes you once representation begins. In Ohio and Kentucky, agency relationships and disclosures are regulated, so clarity about who represents whom protects both sides. Buyer-agent compensation is negotiable and may be paid by the buyer, seller, listing brokerage, or through another permitted arrangement. A seller contribution may be negotiated as part of the purchase transaction, but it is not guaranteed. Your agreement should clearly explain the compensation amount or rate, how payment will be handled, and any responsibility you may have if another party does not cover the agreed compensation. An exclusive agreement commits you to one agent for its stated term. Read the fee clause, duration, termination provisions, and representation duties before signing, and ask about anything unclear.
